First impressions are very important, especially when it comes to real estate. Curb appeal can increase the likelihood of potential buyers noticing and wishing to check out the rest of your house. If the outside of a home is rundown or lacking décor, even a stunning interior can’t help your home feel welcoming to potential purchasers.
Curb appeal is one of those things that you know when you see it, and you definitely notice if it is lacking. Still, it can be hard to pinpoint what exactly makes a particular house more welcoming than the next. Fortunately, you do not need a big budget to create outstanding curb appeal. All you need is an eye for detail, color and contrast, and some tender love and care. Courtesy of Jennifer Courbier and The Trinity Properties Group, here are a few tips to help you gain instant curb appeal when selling your home.
Highlight the Front Door
The door is the first part of the house your prospective buyers will see up close. If you do not wish to spend money to purchase a new door, you can completely alter the appearance of your home with a simple paint job. Remember contrast is important, so if you have painted your door red consider purchasing a fresh black handle to install and place a pot of yellow flowers nearby to really catch people’s eyes. A simple painting and changing of a door’s hardware can go a long way towards freshening up the look of your home’s entrance.
Add Color
As stated before, vibrantly colored flowers in colored pots really grab attention. Plant some colorful flowers and keep them healthy and happy. Potential buyers will love the look and you can take the flowers with you when move to brighten up your new home. This is an inexpensive way to freshen the outside of your home up, and you have the added bonus of taking it with you when you move.
Focus on the Fragrance
Seeing isn’t everything. Your potential customers are also smelling your home and you want their senses to be welcomed even before they step inside. Hit that extra sense by planting fragrant herbs near your entryway. Potential buyers will brush by and immediately be welcomed by the aroma of lavender or rosemary, putting them in a happy mood before they even enter the home.
Clean and Clear
A good “de-cluttering” makes a huge impact outside just like it does inside. Keep your yard free of leaves, twigs, and other debris. Your walkways should be free from any obstacles and be sure to trim flowers and shrubs regularly, so they look their best.
Don’t Neglect the Garage Door
As welcoming as the front door should be, when potential
buyers picture themselves living in your home, they know they will likely not
be using the front door as much as they will use the garage. An updated garage
door can give you one of the highest returns on investment when selling your
house – especially if it is the first thing potential buyers will see when they
pull up. Pain your door with a color that coordinates with your home and
replace any outdated hardware with one of the more popular styles.
